At Royal American Management, Inc., (RAM) we specialize in the management of apartment communities through the direction of the Affordable Housing and Conventional Divisions. Both are staffed and directed by experts in their field who collectively have over 100 years experience in the Multifamily Property Management Industry. In addition, the Divisions' ability to immediately access the expertise of the Corporate Support Departments for real-time accounting reports, professional maintenance, contracting, tax credit/compliance, human resources, risk management, and property marketing advice and recommendations enhances their ability to quickly ascertain the answers to any questions, resolve issues, and serve the community owner/developer and the residents in a timely and satisfactory manner. Conventional Division:

With professional insight and innovation that is only achieved through extensive knowledge of and experience in the Property Management Industry, the expertise of the RAM Conventional Division corporate staff guides the management of a variety of quality apartment homes ranging from luxurious resort-type communities to the quaint affordable apartment communities and multifamily detached housing communities. Also, senior affordable and congregate living communities and assisted living facilities—thus serving a very diverse housing market through out the Southeastern United States. Each community provides an excellent array of facilities, features, unique resident services, and a variety of apartment community programs that are second to none.

 The Division’s corporate staff structure includes a vice president, three regional managers, and three administrative assistants located in the Panama City, Florida corporate office; one regional vice president, three regional managers, and two administrative assistants located in the RAM Orlando, Florida corporate satellite office; one regional manager and tax credit compliance specialist located in the Concord, North Carolina corporate satellite office; and one assistant regional manager and one marketing specialist located in the Miami, Florida corporate satellite office. Numerous area managers operate at the site level allowing for daily hands-on management contact with each property within the portfolio thereby providing the support and oversight necessary for the successful daily operations of each property.  

The Division’s goal is to enhance the property value and income for the owner/developer while creating a sense of pride and belonging for both the community resident and their immediate family members by providing them with tailored neighborhood activities, outstanding maintenance services, and sparkling clean amenities.

 
Affordable Housing Division:

 

 With the knowledge and confidence that can only come through many years of experience with navigating through and adhering to the rules and regulations associated with government-funded housing programs, the Royal American Management Affordable Housing Division has successfully managed affordable housing communities for over forty years. These communities fall under the umbrella of the U. S. Department of Housing and Urban Development (HUD) and the USDA Department of Agriculture Rural Development (RD) programs.

HUD properties operate under HUD regulations with restrictions on maximum family income; maximums may vary by state and county. Residents are afforded subsidies in the form of lower rent contributions as determined by a percentage of the actual family income. The housing, services, and facilities offered by the RAM HUD communities are competitive with most conventional and market-rate apartment complexes in their local areas.

The RD communities, primarily located in rural communities, were financed by the U.S. Department of Agriculture, Farmers Home Administration (now USDA, Rural Development) at subsidized interest rates in order to provide comfortable, affordable, sanitary housing to low-income families.  The properties are variously managed under the provisions of Section 515 and Section 8 of the U.S. Code and the Housing Credit Program of the Internal Revenue Service. Each community offers a variety of beneficial facilities, services, and amenities to it residents.

 

The Affordable Housing Division’s corporate staff structure, includes a vice president, two regional managers, one HUD specialist, one RD specialist, and five administrative assistants located in the Panama City corporate office; one regional manager located in the RAM Bainbridge, Georgia satellite corporate office; one assistant regional manager located in Tampa, Florida; and one assistant regional manager located in the Miami, Florida satellite corporate office. Numerous area managers operate at the site level for training and direct supervision of site staff; this allows for daily hands-on management contact with each property within the portfolio thereby providing the support and oversight necessary for the successful daily operations of each community.
