Renee Johns, Vice President Maintenance

Royal American Management Maintenance Vice President. Renee Johns is responsible for the oversite of all maintenance related issues for all properties in the RAM portfolio. She is in charge of the Panama City RAM Corporate Training Center, serves as instructor / trainer for all new-hire maintenance personnel, and is responsible for the supervision of all RAM Area Maintenance Assistants (AMA). Ms. Johns provides advise and assistance to Owner / Developers, the RAM President, Vice Presidents, Regional Managers, and site Maintenance Supervisors in all areas of maintenance and training; performs physical needs assessments; completes punch lists for new construction; prepares Lead Hazard Control and Asbestos O&M plans; and maintains/updates the Company Safety Manual and Hurricane Prepration and Procedures Policy. She has conducted regional training sessions for IREM, SAHMA, and other multifamily entities.

Ms. Johns has been employed in the construction / maintenance field since 1987. She is currently pursuing a BS degree in Construction Engineering. She holds: HVAC Universal Certification, Mold and Mildew Assessor Consultant Certification, Asbestos Abatement Supervisor Certification, Lead Abatement Supervisor: EPA, EPA Lead Renovation, Repair, & Painting Certification, Pool Operator Certification, Pool Operator Instructor Certification, and SAHMA REAC Inspections Certification.

She began employment with Royal American Management in 1999 as Maintenance Supervisor on a 376 unit luxury community in Tallahassee, Florida. In 2000, she was transferred to Augusta, Georgia, and promoted to Maintenance Supervisor / Area Maintenance Assistant where she was responsible for four older, distressed fee-managed communities (862 units). While there, she established a training center, created training models and training manuals, and developed a training program for the Georgia and North and South Carolina region.

In September 2002, Ms. Johns was presented with Royal American Management’s Roll of Honor Award which is RAM’s most prestigious employee award. She was the shortest tenured employee in RAM history to receive this award. In 2002, Ms. Johns was also presented with the Regency Development Associates, Inc., National Maintenance Manager of the Year Excellence Award.

In 2005, Ms. Johns was promoted to Corporate Maintenance Specialist / Training Instructor and based in the Panama City Corporate Office. In January 2009, she was promoted to Maintenance & Contracting Assistant Vice President. In April 2009, she was promoted to Vice President of Maintenance.
