Wendi LeMense, Housing Credit Compliance Manager

Royal American Management Housing Credit Compliance Manager Wendi LeMense is responsible for assuring that RAM-managed Housing Credit communities comply with all IRS and State Housing Agencies’ policies and regulations. She is certified in Housing Credit Management and oversees compliance, reporting, and training requirements for all RAM-managed Housing Credit communities, many with multiple funding sources and multiple program requirements.

Mrs. LeMense serves as Welfare Reform Specialist for RAM and is responsible for understanding and interpreting Welfare Reform policies and their implementation by Public Assistance staff. She is also responsible for the State and Federal funded RAM “One on One by One Welfare to Work Program” servicing three Florida Counties: Bay, Gulf, and Franklin.

Mrs. LeMense began employment with RAM in 1995 and has acquired extensive affordable housing experience to include: Housing Credit, Bond, SAIL, HOME, HOPE VI, Tax Exempt Bonds/RD539, and Housing Credit Acquisition Rehabs. She was previously employed for nine years by the Florida Department of Children and Families where she gained valuable experience in interpreting, training, and assuring compliance with complex government policies.

Mrs. LeMense holds the following professional designations: HCCP, Housing Credit Certified Professional (SAHMA), Housing Credit Certified 8 Professional (C8P), Housing Credit Certification (Spectrum), Certified Credit Compliance Professional, and Qualified Tax Credit Manager (Salter Services Inc.). She is a member of IREM and is a CPM Candidate. She is also a member of the Gulf Coast Workforce Development Board and the WAGES Committee.

Mrs. LeMense holds an AA Degree in Mass Communication.
